With UK market values looking very high in 2005, we identified an opportunity to invest in German discount food stores at 8.25% net initial yields on 15-year leases.
We introduced the opportunity to a syndicate of investors and then managed the entire process, including finding the best tax structure for the investors, identifying the best investments, debt financing through a UK bank and legal and technical due diligence. In total we have dealt with over 100 individual property transactions in Germany.
We were able to refinance around 50% of the acquisitions within a year of acquisition, allowing the consortium to take back their equity but continue to benefit from the cash flow generated by the properties.
